Winnipeg detached homes reach record prices in May

Average prices for detached homes in Winnipeg reached a new record last month.

The Winnipeg Regional Real Estate Board released its monthly market analysis on Thursday, announcing that last month marked May’s highest-ever average price for detached residential homes.

Though this marks a record for May, coming in at an average price of $477,313, the report notes it’s still a four per cent decrease from April 2026.

The report adds detached home sales were down four per cent from last year but up one per cent from the five-year average.

In terms of condos, the average price of $294,703 decreased one per cent year-over-year; however, sales were up six per cent.

Overall sales of 1,707 were down by four per cent compared to May 2025 but were one per cent above the five-year average, according to the Real Estate Board. Listings were up two per cent year-over-year, while the dollar volume of nearly $730 million was down one per cent.

“May represents the first month in 2026 when all [multiple listing service] sales rose above the 5-year average and also the first month when active listings were higher than last year and the 5-year average,” said Dan O’Brien, president of the Winnipeg Regional Real Estate Board, in a news release.

“Condominium MLS sales in May were above last year for the first time in 2026.”

The market analysis reports Waverley West, St. Vital, River Park South and West Kildonan as the Winnipeg neighbourhoods with the most residential detached sales. For condos, it was Osborne Village and Waverley West.

Outside of the city, the most detached homes were sold in Steinbach and the Niverville-Ritchot area, while the most condos were sold in La Salle, Morden/Winkler and Steinbach.
