More than 1,400 homes were sold in the greater Edmonton area in December, though some rather pricey ones are still up for grabs – if you can afford them.
The real estate market last month was a bit slower than November, with a 25.4-per cent decrease in sales, according to the Realtors Association of Edmonton. It was up 17.2 per cent from December 2023, though.
Inventory was also down by 33.3 per cent last month compared to November. This is setting the stage for a “continued seller’s market,” according to the association.
In December, detached homes were on the market for an average of 44 days, semi-detached homes for an average of 33 days, row and townhouses for an average of 38 days and apartments and condos for an average of 57 days.
The total residential average prices stayed the same between November and December, at $435,549. That is an increase of 12.2 per cent from December 2023.
With that price average, it might not surprise some to see these homes still on the market, as they are the most expensive listings on realtor.ca as of Jan. 27:
5 - $4.24M Hotel-styled home in Wedgewood Heights

Located close to the North Saskatchewan River in southwest Edmonton is this 5,351-square-foot bungalow built in 2002.
There are only three bedrooms, which seems low compared to the size, but that is possibly due to the amount of room the indoor swimming pool, plus hot tub and steam room, takes up.

Edmonton’s river valley is again on display with this 4,007-square-foot home built in 2015.
The three-storey house has four bedrooms and six bathrooms.

The home also features a gourmet kitchen, terrace, walk-out basement, gym, sauna, loft, workshop and triple-attached garage.

3 - $4.68M River-side mansion in Keswick

Staying on-theme but switching shores is this 2018-built 9,595-square-foot mansion that backs onto the North Saskatchewan River.

The two-storey home has four bedrooms and bathrooms, but the real attraction for most likely lies beyond the walls.

The property is 80 acres and is close to the international airport, close enough Alberta Transportation is in talks to buy some of the land for future airport area highway expansion, according to the listing.

The Realtors Association of Edmonton is expecting a 3.3 per cent increase in total residential sales, a 4.1 per cent increase in listings and a 2.4 per cent increase in prices for 2025.
