New Brunswick launches affordable housing rebate program

The New Brunswick government has launched a rebate program to spur the creation of more affordable housing units across the province in the next four years.

The program will provide a 100 per cent rebate on the provincial HST for eligible multi-unit builds, according to a news release from the province. It applies to construction that starts between Nov. 15, 2024 and Dec. 31, 2027, and is “substantially completed” by Dec. 31, 2029.

“We want to spark more development of affordable multi-unit builds and ensure more New Brunswickers have access to the affordable and available housing they need,” said Premier Susan Holt in the release.

Eligible builds include:

-residential structures with at least four units with a private kitchen, a private bath and a private living area, or 10 private rooms or suites

-properties with at least 90 per cent of units that are held for long-term residential rental purposes

-projects that convert non-residential buildings into residential spaces (if other conditions are met)

Spaces like single-family housing, duplexes and condominiums are ineligible.

The province is spending $20 million on this project in the 2025-2026 fiscal year, $30 million in 2026-2027 and $35 million in 2027-2028.
